Comprehensive real estate advice according to RVB-BOEI
Fire safety, maintenance, energy efficiency, and compliance with laws and regulations are all covered in the RVB-BOEI integrated inspection. Based on this inspection, we can advise you on steps for improvement or maintenance. This methodology originates from the Central Government Real Estate Agency.
Multi-year maintenance plan/budget (MJOP/MJOB)
Responsible property management requires a multidisciplinary multi-year maintenance plan (MJOP) and a multi-year maintenance budget (MJOB). We recommend combining this with a condition assessment according to NEN 2767. Based on the current situation and the desired long-term goals, maintenance plans are drawn up. Sustainability is becoming an increasingly important topic for property owners and managers. If desired, we can provide advice on sustainability opportunities for your property, aiming to balance risk management, maintenance costs, and performance.
Technical due diligence (TDD)
A due diligence of residential buildings, offices, shops, logistics, and hotels is an investigation into the condition of a real estate asset. There can be various reasons for conducting a due diligence, such as a property transaction, loan provision, or redevelopment project. Through an interview with the manager and a visual inspection of the building components, a report is compiled covering technical, environmental, commercial, and legal aspects:
- The physical condition of a building (structural, constructional, and technical installations), including how it has been maintained and the expected maintenance costs;
- The performance of the technical installations;
- The functionality, divisibility, and flexibility;
- The extent to which a building meets legal requirements such as (fire) safety.
Below is a detailed overview of the components of a due diligence:
Quickscan en red flag
A quickscan is a due diligence investigation focused on the main issues. It provides an overview of existing bottlenecks and whether there is any deferred maintenance. In a red flag report, we indicate which maintenance issues require immediate attention within the first year.
