Technical Due Diligence (TDD)

Technical due diligence is a process in which our team conducts an in-depth inspection of the technical aspects of a building or real estate portfolio. There are several possible objectives for conducting due diligence, such as a real estate transaction, loan provision, or redevelopment project. The goal is to identify potential risks and hidden defects that could affect the value, safety, and lifespan of the property. Our approach follows a standardized procedure. Through an interview with the property manager and a visual inspection, a report is compiled covering technical, environmental, commercial, and legal aspects.

Additionally, the report includes the following elements:

  • The physical condition of the building (structural, constructional, and technical installations), including the state of maintenance and the expected costs;
  • The performance of the technical installations;
  • The functionality, divisibility, and flexibility of the building;
  • The extent to which the building complies with legal requirements, such as (fire) safety.

NEN 2767: Condition Assessment

A (multi-year) maintenance plan is created based on the condition of your property. For this, the NEN 2767 condition assessment is used. We conduct this assessment to determine the current condition of your property. If desired, we can develop an appropriate maintenance plan based on our findings.

BOEI: Comprehensive Inspections

Fire safety, maintenance, energy efficiency, and compliance with laws and regulations are covered in the RVB-BOEI comprehensive inspection. This methodology, developed by the Central Government Real Estate Agency, brings these four aspects together in an integrated inspection. Based on this inspection, we can advise you on steps for improvement or maintenance.
